An established Independent Secondary School in Westminster is looking for a proactive and practical Premises Manager to take responsibility for the day-to-day management of its buildings, grounds and facilities.
This is a full-time, permanent position offering the opportunity to become a key member of the school's operational team. The successful candidate will work closely with the Senior Leadership Team and School Business Manager, ensuring the school site is maintained to a high standard and remains a safe, welcoming and fully functioning environment for students, staff and visitors.
The role will be varied and hands-on. You will take responsibility for planned and reactive maintenance, site security, contractor management, health and safety checks, compliance records and general facilities management. You will need to be comfortable identifying issues independently, deciding what action is required and ensuring problems are resolved efficiently.
You will regularly inspect the school's buildings and external areas, identifying maintenance requirements before they become significant issues. Where specialist work is required, you will liaise with approved contractors, arrange access, monitor progress and ensure completed work meets the school's expectations.
The role will also involve managing the practical arrangements around the school day. This includes ensuring the site is opened and secured appropriately, monitoring access points, managing keys and supporting the preparation of facilities for assemblies, examinations, meetings, performances, parents' evenings and other school activities.

Premises Manager - Responsibilities
The successful candidate will take responsibility for a broad range of premises and facilities duties, including:
Managing the day-to-day operation of the school site
Completing regular inspections of buildings and external areas
Identifying maintenance requirements and arranging appropriate action
Coordinating planned preventative maintenance
Responding to reactive maintenance issues
Managing contractors and external maintenance providers
Arranging contractor visits and controlling site access
Checking that contractors comply with school procedures
Monitoring completed maintenance work
Maintaining accurate premises and maintenance records
Supporting health and safety procedures across the site
Monitoring fire safety arrangements and relevant equipment
Supporting emergency procedures and evacuation arrangements
Managing keys, access arrangements and security systems
Supporting the opening and closing of the school
Monitoring alarms, gates, doors and other security measures
Managing deliveries and ensuring appropriate access
Preparing rooms and facilities for examinations and events
Assisting with furniture and equipment moves
Monitoring the condition of outdoor areas
Reporting significant issues to senior leadership
Obtaining quotations for maintenance work where required
Supporting premises-related budgets and expenditure
Contributing to site improvement and refurbishment projects
You will be expected to maintain clear records and ensure that important checks, servicing and maintenance requirements are not overlooked.
Health and Safety
Health and safety will be a significant part of the position. The successful candidate will need to understand the importance of identifying risks and taking appropriate action to protect students, staff and visitors.
You will support the school in maintaining appropriate records relating to inspections, servicing and maintenance and will ensure issues are escalated appropriately.
The Premises Manager will also work with contractors and senior staff to ensure that maintenance and improvement projects are carried out safely and with minimal disruption to teaching and learning.
You will need to be confident responding to unexpected issues. Whether it is a maintenance problem, a security concern or an issue affecting a classroom or communal area, the school needs someone who can remain calm, assess the situation and take appropriate action.
Premises Manager - Experience and Qualifications
The school is looking for a candidate with:
Previous experience as a Premises Manager, Facilities Manager, Site Manager or similar
Experience managing a busy building or complex site
Strong practical maintenance knowledge
Experience coordinating contractors
Good understanding of health and safety requirements
Strong organisational and prioritisation skills
Ability to maintain accurate records
Good communication and interpersonal skills
Ability to work independently and use initiative

A relevant qualification in facilities management, health and safety, building services or a trade would be advantageous.
Previous experience within an education environment would be beneficial, although candidates with strong facilities experience from other sectors will be considered.
