The Role
A high-achieving Secondary School in Poole, Dorset, is seeking a professional, highly driven, and exceptionally organised Premises Manager to take strategic and operational control of the school’s physical estate, maintenance protocols, and safety compliance. This position is ideal for an experienced estates manager or senior facilities supervisor who excels at tracking asset logs, writing risk parameters, and managing internal staff workflows within a fast-paced public sector framework.
The successful candidate will manage the day-to-day mechanical efficiency, security readiness, and structural upkeep of a multi-building secondary campus. Key responsibilities include leading the caretaking and cleaning teams, managing the building management system (BMS), tracking utility efficiency parameters, and establishing a rigorous planned preventative maintenance (PPM) calendar. You will maintain meticulous digital compliance logs, ensuring flawless implementation of fire door testing, emergency lighting diagnostics, legionella control routines, and structural lift accreditations.
You will serve as the school's principal authority on health and safety compliance (HASAWA frameworks), managing contractor inductions and organizing strict local authority audit folders. Exceptional problem-solving capabilities, clear communication, and absolute data accuracy are required to balance reactive maintenance emergencies with long-term capital expenditure tracking.

Requirements
Proven experience in facilities management, estate coordination, or a senior site manager role within an educational or large-scale public sector setting
Deep working knowledge of current health and safety legislation, COSHH regulations, and statutory building compliance frameworks (IOSH/NEBOSH highly desirable)
Strong IT and data management capabilities, with confidence utilizing digital facilities dashboards and asset software
Professional, objective, and proactive approach to team leadership and contractor management
A background in a specialized trade (plumbing, electrical, carpentry) or building fabric repair is highly advantageous
