The Role
A well-established Secondary Academy in Southampton is seeking a professional, highly analytical, and exceptionally organised Site Manager to take operational ownership of the school’s physical infrastructure, compliance registers, and facility logistics. This role is ideal for a senior facilities professional, experienced caretaker, or estates coordinator who thrives when managing maintenance schedules, coordinating specialized sub-contractors, and creating a flawless operational environment across a large campus.
The successful candidate will oversee the day-to-day security, fabric maintenance, and logistical readiness of a modern, multi-building site. Primary responsibilities include managing the internal caretaking shift framework, writing dynamic asset logs, tracking utility metrics, and executing a rigid planned preventative maintenance (PPM) routine. You will assume full ownership of the school's statutory safety records, maintaining clear documentation for water hygiene (Legionella protocols), gas safety certifications, fire systems testing, and lift machinery inspections.
As the campus health and safety authority, you will collaborate with the School Business Manager to update risk assessments, enforce COSHH standards, and maintain strict local authority compliance. Exceptional communication, structural problem-solving skills, and deep data literacy on digital helpdesk software are necessary to balance reactive work tickets with long-term infrastructure mapping.

Requirements
Proven experience in a school caretaking leadership role, senior facilities role, or estate coordination position
Deep operational knowledge of modern building safety legislation, structural frameworks, and COSHH regulations
Complete confidence utilizing digital facilities systems, logging data, and extracting diagnostic logs
A professional, objective approach to leading support teams and managing external engineering contractors
A practical background in a specialized trade discipline (e.g., electrical, plumbing, carpentry) is highly desirable
