CORE PURPOSE
We require an exceptionally organized, proactive, and highly skilled Site Manager to oversee the comprehensive facilities management, operational security, and strict statutory health and safety compliance of our school estate. Operating within a highly successful faith academy secondary school, the successful candidate will lead a dedicated premises team to maintain a pristine, secure, and fully optimized learning environment, managing planned preventative maintenance (PPM), reactive repairs, external contractors, and capital building projects to ensure the seamless daily operation of the school.
THE SCHOOL
Our academy operates as an inclusive, values-driven secondary school dedicated to high academic standards, pastoral excellence, and cultivating strong ethical principles within our community. Guided by our distinct faith ethos and character framework, the extensive campus features a blend of traditional and modern buildings, specialized learning blocks, and expansive outdoor sports grounds. Our community is built upon mutual respect, clear moral accountability, and structured daily routines, maintaining a calm, highly purposeful, and exceptionally safe physical environment that allows teachers to focus entirely on high-quality instruction.
KEY TASKS & DAILY OPERATIONS
Estate Management & Planned Maintenance: Plan, schedule, and execute a rigorous program of planned preventative maintenance (PPM) alongside daily reactive repairs across all campus buildings and expansive grounds, ensuring the structural integrity, heating, ventilation, and aesthetic standards of the site are continuously met.
Flawless Health & Safety Compliance: Act as the site’s primary compliance officer, managing the absolute execution of statutory testing, including fire alarm checks, legionella flushing, asbestos monitoring, gas safety certificates, and COSHH regulations, maintaining flawless electronic compliance records.
Contractor & Project Management: Draft specifications, obtain competitive quotes, and rigorously supervise external contractors and specialist engineers during routine servicing or major capital building works, ensuring all works are completed on time, within budget, and under strict safeguarding protocols.
Security, Access, and Emergency Response: Oversee total site security, managing the electronic access control systems, CCTV networks, and perimeter integrity. Serve as the primary keyholder for out-of-hours emergency call-outs and lead the daily lock-up and opening procedures of the estate.
Premises Team Leadership: Supervise and deploy the school's internal caretaking and cleaning teams, managing shift rotas, conducting performance appraisals, and identifying professional development training to ensure an elite standard of estate cleanliness and event setup support.
PROFILE REQUIREMENTS
Qualifications & Training: A strong professional background in facilities management, building surveying, or a skilled trade (carpentry, plumbing, electrical). Recognized health and safety qualifications (such as IOSH, NEBOSH, or extensive CLEAPSS/COSHH site safety training) are highly desirable.
Operational Capability: Proven experience managing facilities, estates, or large-scale premises operations, with the logistical skill required to handle complex mechanical and electrical plant systems, building management systems (BMS), and budget spreadsheets.
Resilient & Solutions-Driven Mindset: Exceptional communication and leadership skills, possessing the calm authority, practical resourcefulness, and adaptability needed to manage an active suburban estate and respond swiftly to emergency maintenance challenges.
REGIONAL CONTEXT
The Largest Borough of Greater London & Green Infrastructure: Based in the historic and expansive outer-London borough of Bromley, the school capitalizes on a unique regional identity that blends leafy suburban residential areas with significant green spaces and commercial hubs. Managing an estate within this vast borough involves balancing built infrastructure with extensive outdoor grounds, sports fields, and ecological areas, connecting the daily management of our physical facilities directly to Bromley's emphasis on suburban sustainability, environmental preservation, and community integration.
Connectivity & Infrastructure: The campus benefits from excellent South East and outer-London transport infrastructure, offering straightforward road commuting via the A21, A232, and close links to the M25 orbital motorway. Public transit networks operate seamlessly across the borough, utilizing comprehensive Transport for London (TfL) bus corridors alongside multiple major rail stations—including Bromley South and Bromley North—which provide high-frequency Southeastern and Thameslink services linking the school directly to Orpington, Sevenoaks, Croydon, Victoria, and London Blackfriars in under 30 minutes.
